Start with the reason for the refinance.

Equity can be used for very different purposes: consolidating expensive debt, funding a renovation, supporting a business, restructuring several properties, or creating liquidity. Each purpose changes the right structure and the evidence needed.

A lower monthly payment can hide a higher total cost.

The decision should include the existing mortgage penalty, legal and appraisal costs, lender fees, the new interest cost, and the effect of extending amortization. Payment relief may be useful, but it should be measured against the full timeline.

Compare the cost of acting with the cost of waiting.

A disciplined review lays out at least two paths: refinance now and keep the current structure for a period. The break-even point, flexibility, and risks should be visible before a decision is made.
